02 Purpose
Civitas recently partnered with Wells County, Indiana, to conduct a comprehensive county-wide assessment of housing and economic development trends. This effort aimed to enhance understanding of housing needs and demand drivers within Wells County. Leveraging our team’s expertise in residential and economic development, alongside robust research capabilities, we delivered a nuanced perspective on housing requirements. The study included identifying and quantifying housing demand across different price points, with an emphasis on affordable housing needs. Additionally, an analysis of market potential and saturation levels for both owner-occupied and rental properties was conducted. The current housing landscape was thoroughly assessed, identifying gaps within the county, and exploring economic development trends and industry growth to gauge their impact on housing demand, need, and affordability. Furthermore, an attainable housing toolkit was developed, complete with actionable recommendations and strategies tailored to address identified housing needs.
03 Results
The findings of the Wells County Housing Study outline a roadmap for residential growth and economic development. By addressing gaps in the housing market, Wells County has the opportunity to attract new residents and support local employers in talent recruitment. Following the completion of the Housing Study, Civitas partnered with Wells County again to perform a County Wide Master Plan.
